Rehab
You provide an itemized Scope of Work (we have a template if needed), the lender reviews, approves and gives you money for renovations, and the repairs which are usually paid out as the work gets done in "draws".
DSCR
This is a rental property loan that looks at the property’s income, not your personal income. Instead of checking your pay stubs or tax returns, the lender asks: “Does this property make enough rent to cover the mortgage and then some?” If yes, you’re likely approved. Remember - this has to be rent ready.
New Construction
This is a loan to build a rental or investment property from the ground up. The lender gives you money in stages as construction happens, and once the building is finished, the loan usually turns into a long-term mortgage or gets refinanced. In short: money to build now, mortgage later.
You can be purchasing the land or already have it secured.
